<p>Sunset Acres you ask? Sounds like a retirement community in Arizona. I hadn’t heard of it either till Lisa Logan, League Real Estate agent and neighbor brought it to my attention. Sunset Acres is obviously not in Arizona, but, in fact, situated in a desirable and appreciating Westside location off Burton Hill, bordered by Westover Hills, Crestline Neighborhood, and the West Fork of the Trinity River. Think of it as an adjunct of the more familiar Burton Hill Trinity Trails.</p>
<p>Fixer uppers here can be had for much less than houses in other Midcentury Modern neighborhoods like Ridglea Hills. Our focus this week is an absolutely move-in ready, updated 2,167-square-foot Ranch at 5425 Santa Marie Ave. The exterior has lots of curb appeal with southwest-themed landscaping and saffron-colored brick complimented by soft sage trim. Attention extends to the custom semi-circular guttering.</p>

<p>The addition was four miles from the city, a long commute with no paved roads and no streetcar service. The Fort Worth police did not even patrol there because it was outside city limits. For law enforcement, residents had to depend on the Tarrant County sheriff. But the future was bright.</p>
<p>The area around TCU was ripe for development. The rolling hills were elevated enough to get cooling western breezes, with good soil and a good water supply by tapping into the water table not far below. There was also talk that the Northern Texas Traction Co. would build a streetcar line out to the campus in the near future. What the area did not have were municipal utilities, which also stopped at the city limits.</p>
